Let-Only Service:

Including market appraisal, advice on current letting and safety legislation, full marketing details, accompanied viewings, comprehensive tenant and guarantor references, contract signings & deposit handling.

Full Management Service:

Including all of the above PLUS check in and check out procedures, inventory handling, quarterly inspections and asscoiated full landlord's report, rent collection and arrears management, maintenance management, emergency contact and repairs management, first point of contact.

Full Management Service & Rent Guarantee:

All of the above and full rent guarantee insurance on tenants vetted by us, giving you peace of mind that under whatever circumstance, you have a mechanism for securing your rent payments meaning your mortgage does not have to be at risk.

We do not like some of the practices in our industry, as such, we do not have layers and layers of fees or confusing fee structures.  We like to operate very simply such that we can focus on our main goal - making life more Comfort-able for our clients.

How do I get a FREE Rent Review?

Simple.  To start the process, simply answer the following three scoping questions and then we can provide you with our Free Advice in connection with your current investment strategy.  After the Rent Review we find most landlords would like to meet us in person at one of their properties to speak through some of the points raised in the Rent Review.  We would be more than happy to oblige if you felt you wanted the same.
Rent Review - Process is as easy as 1,2,3.
All you will need to do is spend a little time answering the following three questions and send your reply to
1) A little bit about you and how you see that Comfort Lettings may be able to help you best.  This is an important question, as it helps focus our efforts on some of the most important information for you.
2) How much of a budget you may have available for improvements or recommendations.  This question is also key, we will need to know if you have funds available to make proposed changes.  This will help tailor our advice and stop us from considering major works like extensions or loft conversions if your budget only allows for tweaks to your current space in order to maximise the rents available in your houses.
3) A brief overview of your current portfolio.  Including:
- Location with road name of your houses; 
- Current target market re tenants. i.e. Professional couple, LHA tenants, Students, retirement couples, families etc.
- Number of bedrooms;
- Current rent;
- General state of repair; 
- Current management arrangement; and
- Any other useful information, photos or links to adverts etc.
The overview will give us an indication of potential improvements that could be made, based on market conditions for the area and our expertise in securing the best long term rental returns.  The more detailed you can be at this stage, the more effective we will be at directing you towards a favourable and profitable outcome.
